One Year of Perform Properties: Building Momentum for What’s Next

One year ago, we brought together three legacy companies: ShopCore Properties, Retail Opportunity Investments Corp. (ROIC), and EQ Office – combining complementary strengths to form Perform Properties, a diversified real estate operating platform. Today, we operate with an integrated approach across retail and office, focused on delivering high-quality environments for our tenants and partners nationwide.

Our first year focused on establishing Perform as a strong, integrated platform. We deepened our presence in key markets, including expanding our retail footprint in Texas – an example of how we approach growth with intention and discipline.

At the same time, much of the work happened behind the scenes. Building Perform meant aligning teams, integrating operations, and refining how we deliver across our portfolio, driving a better tenant experience and value for our partners and stakeholders. We also invested in talent and capabilities to support a more connected, forward-looking platform. As we grow, our purpose and culture continue to take shape – brought to life by our people.

That focus is already driving momentum across the business. In our first year, teams secured more than 2 million square feet of retail leasing and 1 million square feet of office leasing. On the retail side, our expansion added 16 high-quality, grocery-anchored assets across Texas. We also strengthened our office portfolio through acquisitions including 1345 Avenue of the Americas (New York City, NY), 300 Howard (San Francisco, CA), and Blocks 5 & 6 (Bellevue, WA).

Across all our work, we have remained focused on sustainability and long-term impact. Our Sustainability and Social Impact Update Report outlined Perform’s priorities across building efficiency, environmental performance, and community engagement. That progress was recognized on Newsweek’s America’s Greenest Companies 2026 list, including measurable results such as a 20% year-over-year reduction in Scope 1 and Scope 2 emissions across our office portfolio and more than 2,500 tons of waste diverted from landfills. We also continued to expand innovation through new partnerships, including King Solar, to grow specialty revenue opportunities like EV charging and solar energy.

Supporting the communities where we operate is equally important. Over the past year, our teams contributed more than 2,200 volunteer hours, including work with Baby2Baby to deliver essential items to families impacted by the Los Angeles fires, as well as ongoing partnerships such as CoreGiving to address food insecurity.

Mark Ross Joins as SVP, Leasing  Retail

Kirsten Ekdahl Hull Named EVP, Portfolio Management; Kori Murphy Named SVP, Region Lead  Retail

NEW YORK & SANTA MONICA, Calif.–(BUSINESS WIRE)–Perform Properties (“Perform”), a diversified real estate operating platform specializing in high-quality, grocery-anchored retail centers and premier office assets, today announced the addition of Mark Ross as Senior Vice President, Leasing – Retail, along with two senior leadership appointments from within the company: Kirsten Ekdahl Hull as Executive Vice President, Portfolio Management, and Kori Murphy as Senior Vice President, Region Lead – Retail.

Ross brings more than 15 years of retail real estate experience, most recently as Vice President of Leasing at Northwood Retail, where he led leasing efforts across the company’s California holdings. Prior to that role, he held the same title at ShopCore Properties, managing and leasing more than 2.5 million square feet across California and Arizona.

As SVP, Leasing – Retail, Ross will lead leasing efforts for Perform’s West Coast portfolio, spanning California, Washington, Oregon, and Texas. Based in San Diego, he will focus on driving NOI through strategic lease transactions while cultivating strong tenant relationships and leveraging market insights to identify and accelerate future growth opportunities.

In addition, Hull and Murphy have been appointed to expanded leadership roles:

  • Hull has been named Executive Vice President, Portfolio Management, leading a newly unified function that integrates asset management, development, construction, and regional operations, designed to enhance collaboration, increase efficiency, and better connect market insight with data-driven decision-making across the company’s retail and office portfolios. Since joining Perform in 2017, Hull has served as Region Lead – Chicago and Senior Vice President of Development & Construction, where she oversaw transformative projects including the $500+ million redevelopment of Chicago’s Willis Tower.
  • Murphy has been named Senior Vice President, Region Lead – Retail, focusing on maximizing asset performance and long-term value creation for Perform’s California retail holdings. She joined Perform in 2022 as Vice President of Asset Management, bringing more than two decades of retail experience and having worked on more than $5 billion in transactions. Among these was the sale of a grocery-anchored shopping center portfolio to Blackstone in 2020, which she led while at Merlone Geier Partners.

NEW YORK & SANTA MONICA, Calif.–(BUSINESS WIRE)–Perform Properties (“Perform”), a diversified real estate operating platform specializing in high-quality, grocery-anchored retail centers and premier office assets, today announced two key executive appointments: Jennifer Kroog Rosenberg as Senior Vice President, Head of Communications & Marketing, and Tiffany Gherlone in a newly created role as Senior Vice President, Head of Data & Research.

These leadership additions reflect Perform’s ongoing investment in top talent to drive value creation and operational excellence across its portfolio. Kroog Rosenberg will lead communications, brand strategy, and marketing – ensuring the company’s distinctive strengths are strategically positioned to engage stakeholders and accelerate growth. With a background in consumer branding, she brings a valuable perspective to commercial real estate, helping shape connections and brand clarity that align with the evolving expectations of today’s tenants, employees, and customers across both retail and office environments.

Gherlone will oversee data, analytics, and research, providing key insights to support strategic decision making, anticipate market trends, and drive successful business outcomes with greater precision and foresight. Her deep expertise in real estate market intelligence and ability to turn complex analytics into actionable strategy will help support continued performance and enhance long-term value creation.
