Seasoned technology executive appointed to advance technology strategy across assets and organization

NEW YORK and SANTA MONICA, Calif.– February 10, 2026 – Perform Properties (“Perform”), a diversified real estate operating platform specializing in high-quality, grocery-anchored retail centers and premier office assets, today announced the appointment of Brad Bazley as Senior Vice President and Chief Technology Officer. In this role, Bazley will spearhead the company’s technology strategy, prioritizing innovation and technology solutions to enhance portfolio operations and drive value.

Bazley brings more than 20 years of experience leading enterprise technology, integration, and operational transformation for multinational organizations. He comes to Perform from Internet Brands, where he served as Vice President and CIO, Enterprise and Legal Technology. Brad has also held senior roles at companies such as Material Holdings and Red Bull, supporting group-wide IT and software engineering, system integration, cloud transformation strategies, and implementation of robust security and governance frameworks.

Thomas Underhill joins from Blackstone to help oversee retail portfolio

NEW YORK and SANTA MONICA, Calif.– January 22, 2026 – Perform Properties (“Perform”), a diversified real estate operating platform specializing in high-quality, grocery-anchored retail centers and premier office assets, today announced the appointment of Thomas Underhill as Senior Vice President, Region Lead - Retail.

With more than a decade of retail and real estate experience, he brings exceptional expertise and market insight that will be instrumental as we continue to scale our retail portfolio,” said Alex Vouvalides, Chief Executive Officer at Perform Properties. “His deep knowledge – spanning both micro and macro market dynamics – positions him to optimize asset performance, identify growth opportunities, and drive lasting value creation for our customers.” 

Prior to his official appointment with Perform, Underhill was a Principal at Blackstone, where he was responsible for U.S. retail real estate asset management, and was involved in over $1.5bn of single-asset dispositions and portfolio transactions. He also managed a one-million-square-foot mixed-use campus in the Bay Area and successfully led the exit of several investments in Latin America.  

In this newly created role, Underhill will oversee retail assets including business planning and go-to-market strategy to drive sustainable growth in his regions. He will be based in Perform’s New York City office.

Perform advanced environmental initiatives focused on carbon emissions, energy, waste, and water to drive operational efficiency, while actively exploring renewable solutions:

  • 20% same-store year-over-year reduction for total Scope 1 and 2 greenhouse gas (GHG) emissions across the office portfolio
  • 2,500 tons of waste diverted from landfill across the office portfolio; 69% of construction waste diverted from landfill across the office portfolio, up from 51% in 2023

Ross brings more than 15 years of retail real estate experience, most recently as Vice President of Leasing at Northwood Retail, where he led leasing efforts across the company’s California holdings. Prior to that role, he held the same title at ShopCore Properties, managing and leasing more than 2.5 million square feet across California and Arizona.

As SVP, Leasing – Retail, Ross will lead leasing efforts for Perform’s West Coast portfolio, spanning California, Washington, Oregon, and Texas. Based in San Diego, he will focus on driving NOI through strategic lease transactions while cultivating strong tenant relationships and leveraging market insights to identify and accelerate future growth opportunities.

In addition, Hull and Murphy have been appointed to expanded leadership roles:

  • Hull has been named Executive Vice President, Portfolio Management, leading a newly unified function that integrates asset management, development, construction, and regional operations, designed to enhance collaboration, increase efficiency, and better connect market insight with data-driven decision-making across the company’s retail and office portfolios. Since joining Perform in 2017, Hull has served as Region Lead – Chicago and Senior Vice President of Development & Construction, where she oversaw transformative projects including the $500+ million redevelopment of Chicago’s Willis Tower.
  • Murphy has been named Senior Vice President, Region Lead – Retail, focusing on maximizing asset performance and long-term value creation for Perform’s California retail holdings. She joined Perform in 2022 as Vice President of Asset Management, bringing more than two decades of retail experience and having worked on more than $5 billion in transactions. Among these was the sale of a grocery-anchored shopping center portfolio to Blackstone in 2020, which she led while at Merlone Geier Partners.

Round1 Signs Lease for First NYC Location

A New Entertainment Venue is Coming to The Shops at Skyview in Queens, N.Y.

Newmark Retail has announced that it has secured an 80,300-sq.-ft. lease for Round1 Bowling & Arcade, marking the first New York City location for the subsidiary of the Japan-based amusement chain Round1. According to Newmark Research, the transaction is the largest new retail lease transaction to close in New York City so far this year.

At Round1, visitors can enjoy a plethora of arcade games as well as bowling, billiards, ping-pong, and more. The chain also offers spaces for parties. As of November 2024, Round1 operated 100 locations in Japan, 54 in the United States and four in China.

Newmark executive managing director David Friedman and managing director Andrew Stern facilitated the lease transaction on behalf of the tenant.

“The closing of this transaction is a testament to the power of commitment and partnership, two components that continued to drive this deal forward over the last two years,” said Friedman. “We congratulate Round1 on the impending opening of their first NYC location and look forward to our continued partnership as we seek to realize their goal of national expansion.”

The Shops at Skyview is a 700,000-sq.-ft. shopping destination in Flushing, Queens, and is owned and managed by Blackstone subsidiary, Perform Properties.
